Construction Details

Foundations are always dug out to stable levels and are then finished with a proper chain of re-enforced concrete, all to the architects’ specifications that are part of the project.

Then we level the interior floors with concrete protected with damp proof courses Which are also laid underneath all the interior walls to prevent against rising damp.

Our villas are always constructed with proper cavity walls that will reach below the interior floor levels and the damp proof courses. This ensures that our villas remain completely humidity proof.

Exterior carpentry can be executed with white aluminium Serie 800 or PVC or wood and will normally have 6 + 6 safety glass (with a plastic membrane) fitted.

This way we have no need for grills as this type of glass gives sufficient protection -with alarm back-up of course.Interior carpentry with pre-varnished doors, type of Uniarte of Oak finish or similar.

These we can also use for the built-in cupboards.

The entrance door is of a safety type, but identical model to the ones used for the villa. The plumbing is executed in copper tubing, properly insulated against heat loss and the owners will have a choice of different high quality taps and sanitary wear to choose from. All the necessary electrics will be connected to a proper control box with differential and fuses for each circuit. We will normally use the white coloured BJC or JUNG types.

The master bathroom will normally have electrical floor heating with thermostat. Air conditioning of the split-system type can be installed upon request.
We will also provide the pre-installation for the alarm system, TV antennas and satellite system.
Once the villa is completed we will take care of procuring the necessary electricity bulletin and assist with the contract with the Sevillana/Endesa Electricity Co. At the access to the plot we build the housing for the meter.

The connection with the mains for the water supply will be taken care of by the Nederprom S.L. We will also place an application for the Telephone line. All floors can be laid with first class marble which is then polished. We can also include a freese, following the walls and built into the floors for decorating the livingroom/diningroom areas with a darker marble. However, in some villas, upon request of their owners, we lay exclusive handmade rustic clay tiles properly treated and sealed by experts. Stairs and skirtings are also made of the same materials.

The fireplace will be built to a design made for the owners as part of the building contract. We paint the exterior of villas with plastic paints and before applying the finishing coats on all the lower exterior walls to the height of approx 1m we place a coat of special waterproofing paint for extra protection of the walls.

  • Interiors will also be painted in plastic paints (colours can be added)
  • Doors will be finished with a coat of varnish or painted as required
  • The houses are always properly cleaned before handove

Decorations

We oversee the installation of decorative elements, such as interior arches, specially designed pillars, ceiling-covings of plaster-of-paris, or wood beam ceilings.

For this we supply the drawings, show photos and make suggestions to the owners. Around the exteriors of the windows we can fit decorative mouldings. On the interiors we will fit windowsills of identical materials as the floors.

Swimming pools

We can build you any type and shape of swimming pool. We have built since 1975 some 80 pools, some very elaborate with built in bars, some partly roofed, others interior. Borders are laid with pre-cast non-slip artificial stone or with flagstones or handmade tiles. Underwater lamps can be placed before tiling.

Complete filter installation with pump and the correctly sized filter, PVC tubes with valves and the electric control-box with automatic timer system are also part of these installations.

Taxes

The official VAT taxes on the construction are 7% over the declared amounts and for these payments the Builder will supply the owners with official receipts.
