Description of the villa to be build on Plot 13 of the Capellania
Development, in the Los Olivos area, and
owned by Estrella de Mogador Ltd.Co.
Plot of 1.127m2 surface area. Situated along
a dead-end street with no traffic passing through. Excellent
views over the green zones to the Mediterranean.
Already finished the construction of a large separate double
garage, plot completely flat which took a full month to
accomplish as part of the plot consisted of a solid rock
formation, entrance ramp for access shaped with retaining
wall, and the foundations ready for pouring.
We have already built all the necessary retaining walls,
along the riverbed on one side, along the neighboring plot
to the North, the border with the plot on the Southern side
and along the access road.
The project is for a large bungalow type villa (on one level)
with a tower of 7m as the entrance to the villa.
The total amount of constructed surface will be 260m2, not
including the separate double garage (30m2)
but with two large covered terraces in front of the lounge
and the master bedroom.
There are three bedrooms planned with three bathrooms, a
large kitchen/ dining room with sloping ceiling identical
the living room area with its open fireplace.
Two open-air patios are planned, one attached to the dining
room ,to be able to dine outside in the summer , and one
in the centre area of the villa separating the living-area
from the master bedroom.
The project has already been approved by the College of Architects
in Malaga and is ready for withdrawing from the Townhall´s
Planning office with its building license.
The price of the
plot, including the work of the machines to level it ,all
the finished retaining walls, the completed garage and the
project approved by the Architect’s
College in Malaga is 350.000€ (which
is 145.000€ below its costs in 2007)
If you wish to have
us construct and complete the villa, according to the architect’s
drawings and to his official descriptions, with luxury details
such as marble floor (or specially prepared rustic floors),
first class decorative tiles, Roca top-of-the-range sanitary
ware and faucets of Grohe models, we will hand over all the
constructive details before commencement, the cost will be
an estimated 286.000 Euros for the finished villa.
This amount would be paid during the time of construction
against the certificates of the architect who will check
all of the building stages.
This total cost of this villa will be well below the taxation
value for such a villa (which would normally be over 1.000.000€).
The present owner of this Plot and Project is a constructor
working on the coast since 1974 and has built 27 villas in
this same urbanisation and a total of 87 villas on the Costa
del Sol.
